Noida: No proper facilities for Assotech Windsor Court residents

The residents of Assotech Windsor Court in Noida’s sector 78, are living in a semi-constructed site with no covered parking facility, high total dissolved solids (TDS) in supplied water and lack of any security measures.

The society has five towers out of which two are under construction while the other three have around 180 families living.

The basement is still under-construction because of which the resident are forced to park their cars wherever they get a parking space and the society has only three guards on duty. Moreover, there are no CCTV cameras installed anywhere in the premises.

The households are supplied with ground water which has TDS as high as 2000 and there are no irrigation pipes.

“We are dependent on RO water even for bathing and washing, since the water we are supplied with has a high TDS which is not fit for human use,” a resident told our reporter.

Another resident added, “We get our RO checked and serviced every two months since its evident that the RO will only work efficiently if proper measures are taken.”

Often lack of parking space creates a rift between the residents, people who have bought covered parking are forced to park in empty spaces.

Th society has no sewage or water treatment plant, there is no Ganga water supply and the households have temporary electricity connection.

“Our electricity was disconnected by the government supplier after the developer failed to pay the bill,” a resident said.

“There are no fire fighting equipment’s installed in the society and the wall are mounted with entangled live wires,” another resident said.

“Several incidents of spark from the meters have been reported but nothing has been done by the management in spite of complaints raised,” a resident of the society said.

In the past, a transformer was also damaged because of the overload and was only repaired after constant pressure from the residents.

The back-up facility is non-functional in the society and the green belt promised has turned into a dump yard.

The monsoon season is worst for the residents, water is logged everywhere and even enters the houses of ground floor residents.

“The semi-constructed basement is flooded and becomes a breeding ground for most of health issues. The entire society stinks like a fish and the common area too is waterlogged,” a resident said.

List of 6,056 Amrapali aggrieved homebuyers submitted in SC

A list of  6,056 aggrieved homebuyers of six different Amrapali projects was submitted in the Supreme Court by their counsel ML Lahoty on Friday.

On August 26, a bench headed by Justice Arun Mishra had asked Lahoty to submit project-wise details of people residing in various apartments of the Amrapali group.

The list has been submitted for the registration of their deeds by the Noida and Greater Noida authorities as directed by the apex court on Aug 26.

“There are 11,000 homebuyers who await for their registry. On Friday the first list with over 6,000 people was submitted to the Supreme Court”, an Amrapali Zodiac homebuyer said.

Another homebuyer Joginder Singh of Amrapali Zodiac said, "There is a relief that something is being done. But tough time is ahead and the process for the registry will be difficult, as not everyone on the list will have all the required documents."

There are many homebuyers who took possession of incomplete flats and are currently living in dire conditions. Their fear of losing the money as well as their flats pushed them to take such a hard decision. Homebuyers of Amrapali Zodiac had even contributed over 1.5 crore rupees from their pockets to finish the necessary construction. While residents of Amrapali Zodiac had installed lift with the help of the residents' contribution.

NCLT orders insolvency proceedings against Noida based Three C Projects

The fate of Three-C group’s homebuyers now seems to be heading akin to that of Jaypee and Amrapali group as the National Company Law tribunal (NCLT) has ordered to start an insolvency proceedings against NCR-based realty firm Three C Projects Ltd. The tribunal has appointed an Interim Resolution Professional (IRP) to take over the management of the debt-ridden real estate firm.

The development comes after a plea was filed by a group of flat buyers who had booked their flats in Lotus Zing project in Noida. The tribunal, while accepting the home buyers plea said, “We are satisfied that a default has occurred and the applications under sub section 2 of section 7 of Insolvency and Bankruptcy Code (IBC) is complete.”

Meanwhile, the tribunal has appointed Manish Kumar Gupta as an Interim Resolution Professional (IRP) and has asked to make a public announcement in this regard.

Hearing the matter, NCLT bench also directed the management of Three-C Projects to provide all documents in their possession and other details within one week to the appointed IRP.

Flat buyers told the NCLT that as per the agreement they were supposed to get possession of flats in 33 months after the booking which already ended in 2014. gate management system

In its defense, Three C Projects argued that the petition against them was not maintainable as the project was delayed due to various factors, including demonetisation and farmers’ agitation.

The bench said, “Submission made by the respondent (Three C Projects) is whole unsustainable.”

“Objection like water supply interruptions and farmers agitation are merely lame excuses to deny the claim of financial creditors (home buyers). The maximum period of 33 months has already expired by early 2014 and the possession as per the stipulation has not been handed over till date,” NCLT further added.

As per the letter written to the incharge Bisrakh police station, the father of the deceased demanded proper investigation in the case.

In the letter, the family alleged that the Police registered a case of suicide after they received several points of views from different people. Some said he jumped to death, while others said he fell from the top floor.

The family said that if the deceased wanted to kill himself, he would have easily done it in the apartment he use to stay in and would not have come to a different society.

The deceased worked as a software engineer and was not a resident of Gaur city where the body was found. He is survived by his wife and a child.

Satendra Singh, the father of the deceased said, " All we want is police to reopen the case and re-investigate.”

Station House Officer Bisrakh Manoj Kumar Pathak said that the matter was being investigated and the police will take every necessary step required.

Greater Noida: La Residentia witnesses third lift incident in a month

In a span of just 28 days another lift malfunctioning incident happened in La Residentia, a multi-story residential building in Greater Noida West. The incidents have put the residents of the society in shock. On Aug 2, 2019, two women were stuck in a lift installed in tower 4 of the society.

On Thursday,  Ranjeet Bhadauria, a resident of the society, took a lift at around 7:20 pm to reach his flat in Tower-15. As soon as he entered the lift, the doors closed and the lift stopped functioning. He alleged that he was stuck in lift for about 40 minutes.

“The doors of the lift closed when I entered it but despite repeatedly pushing the buttons it did not function. I tried opening its doors but all my efforts went in vain. Thereafter, I pressed the alarm bell and kept on pressing it but no one heard it. I panicked when I did not get any response from outside. I kept on banging the door. Thankfully, after some time a person who lives on the first floor of the same tower heard me shooting and alerted the management. Around 8:10 pm I was finally rescued,” said Bhaduaria.

Bhadauria said that it is very shocking that the security guard who was on duty was not aware of the purpose of the alarm bell. “Later when I went to the management office to enquire why no one heard the alarm bell, I got a very shocking reply. The security guard said that he heard the bell sound but he was not aware that it is for some emergency. I asked the management what kind of a security system is it where the guard is not aware of the alarm bell? The management then asked the security guard to take off the uniform and leave the job, which he did,” Bhaduaria added.

The resident further said that instead of accepting their mistake, the management department chose to suspend the poor guard. “This shows the kind of security and management system we have in our society. If proper training is not given to the security guards, then how will they know about the security system available inside the society” Bhaduaria concluded.

Noida: NCLT initiates insolvency proceedings against Today Homes' builder

The National Company Law Tribunal (NCLT) has admitted an insolvency plea against Noida based Today Homes India. The development has come following a plea of a group of home buyers who had booked flats in a residential project of the group in Noida in 2012 and claimed to have paid almost 90 per cent amount.

As per the agreement, flat buyers were supposed to get possession in 2016. But they have neither received possession nor their money has been refunded.

The homebuyers in their plea which they submitted before the tribunal said, "Since the delivery didn't take place on time, there was an existence of financial debt and default under the IBC Act, 2016.”

Today Homes in their response said that the completion of the project has been extended till 2021 after registration of the project under the RERA Act in 2016. Therefore, they said that they have not committed any default. gate management system

Hearing both the parties, the tribunal observed that "The extension for project completion under RERA could not absolve the real estate firm of it's the duty to the allottees, as the provisions of the IBC would override that of RERA and secondly the homebuyers were not a party to such transaction."

Following which the tribunal proceeded to initiate a corporate insolvency resolution process against Today Homes and appointed Rabindra Kumar as Interim Resolution Professional (IRP).

Court issues warrant against investigation officer in Heart Beat City case

Chief Metropolitan Magistrate, Karkardooma Court, on Thursday issued a bailable warrant against an investigation officer after he skipped court proceedings held on Wednesday.

Raj Kamal, an advocate, told that Judge Shivali Sharma issued a bailable warrant against the investigation officer, who is required to be present at the next hearing scheduled for next month on 16th September.

He said, "The investigation officer was ordered to compile an investigation report and propose action in Heart Beat City case. This report was to be presented before the court today (Wednesday) but the investigation officer did not attend the hearing held today.''

Homebuyers of the housing project had lodged an FIR with the economic offence wing of Delhi police about 5-6 months ago. But the case was not taken seriously by police officers due to which home buyers did not get any response from the wing on the development of their case.

Following this, they moved to Chief Metropolitan Magistrate, Karkardooma Court, seeking an order from the court under clause 3 of section 156 crpe in which the Judge ordered to conduct an enquiry in the matter.

Homebuyers had paid the amount to the developer almost several years ago but they are yet to get their homes. Homebuyers have said that nothing concrete has happened on the site. They had moved to the court seeking justice for investment in the housing project.

Through his post, he informed the police officer that no investigation was done in two fire cases which took place on 18th and 26th August at Supertech Ecociti, Sector 137. He also blamed the local police saying that they are allegedly working under pressure and are not accepting any complaint. Further, he said that the lives of residents is not safe here.

Kumar even informed the Director General of Police, Uttar Pradesh about the fire incident which happened on 26 August in the society. In the post, he urged the top cop to order a high level enquiry in the matter to avoid loss of human life in future in high rises. gate management system

The post says, "After seven days when a CNG car caught fire in the basement of the society, another fire broke out in the residential tower-O of the society.'' 'This fire might have been caused due to electric short circuit as several naked wire are hanging around electric pane boxes in the society,” he added.

He also tagged the post to Chief Minister Yogi Adityanath informing him that the developer was allegedly issued a fake NOC due to which lives of people residing in the society are not safe. He said that the developer should be asked to comply with norms.

GreNo: Panchsheel Hynish residents living in nightmare instead of 'dream home'

The residents of  Panchsheel Hynish, a highrise located in Sector 1 of Greater Noida, live in fear after two elevator malfunctioning cases took place in a span of a week.

On August 15, a lift in tower 7 had fallen from the 10th floor and landed into the basement, luckily no causality was reported. As a consequence, residents nowadays avoid to take the lift and instead, opt for the staircase.

A resident said, “A family had just stepped out of the lift on the 10th floor when the doors closed and the lift fell."

Not even two weeks after the incident, another lift malfunctioning was witnessed on August 27, when three children boarded the lift and got stuck in it. CitySpidey accessed the CCTV footage of the incident in which the kids are seen in panic after they realise that the lift was trembling. Soon, they started pressing buttons and luckily, the doors of the lift opened, though not in alignment to the floor, and children ran out. The CCTV footage shows that out of three, two kids fall on their faces while stepping out from the lift.

As per the residents, there is no elevator maintenance agreement (AMC) or testing stickers in the lift.

Over 700 families who live in this residential society are not only facing safety threats but several other problems like, lack of security, strays rooming around, unhygienic living conditions, water-logging in the society, no sewage and water treatment plant, and no firefighting equipments.

The residents alleged that the developer has used a low-cost material because of which several incidents of chunks of plaster dropping from the ceiling have been reported.

The residents occupy 10 towers while two other towers are still in under-construction.

Safety secondary attitude of society’s management

(Left) Garbage lying on ground; (Right) A stray dog roaming in the building was captured on CCTV

While the management takes Rs 1.9 per square feet plus GST for maintenance charge, it doesn’t provide services for that value of money. There are very few security guards who don’t stop or question anyone.

The guards are often drunk and misbehave with residents including females, and pick fights with the occupants, claimed residents.

The management also demands to deposit six months maintenance charge in advance that too with GST, a resident alleged.

“There is no functional body like Apartment Owner’s Association (AOA) or Resident Welfare Association (RWA) to raise the issues of the residents. Whatever problems we have raised is done through individual initiative," Akash (name changed), a resident said.

“We had no CCTV in the society and in spite of raising several requests, the management directly told the residents that they have no budget to install CCTV," Akash added.

Hence, residents of all occupied towers contributed money and installed the camera in every lift and floor of all the 10 towers and have been maintaining the footage of them too, another resident added.

The stray dogs can be seen roaming in the hallways of lower floors, displacing the garbage and delivery packages, “The children are so afraid of them that no one goes out to play in the passageway”, a resident told our reporter.

At times the dogs even enter our homes if the door is not closed for some reason, Shweta (name changed), a resident said.

When we complain about the dog menace, we are told that the security guards cannot do anything about the dogs, she added.

The society has no tested firefighting equipments, in fact, the sprinkler machine is also non-functional.

Green belt turned parking space

The green belt as per the approved map has now been converted into a parking space, as a result, the area around the main gate is accident-prone since children play or cycle around it.

Electricity load share

The resident also alleged that the developer provides buys less electricity because of which there is an overload and often appliances get damaged.

The maintenance also denies to keep the lights on during evening hours, because they are aware that the consumption is far greater than what is bought, a resident of tower 2 said.

Waterlogging problems, garbage disposal

(Left) 2000 TDS water is supplied to flush tanks; (Right) Once a week the garbage rooms in the basement is cleaned.

The basement is flooded with water during the monsoon and there is a leakage in the motor pump which also adds to the problem.

The service roads through which one can enter into the society is also waterlogged. Usually, at least 2 feet water gets collected during monsoon.

In every tower, there is a garbage disposal site through which the resident can throw their garbage which then directly gets accumulated in a room in the basement. But, the garbage is only taken away only once in a week or in 15 days because of which a harsh stink lingers around the society.

Swati (name changed), a resident told our reporter that earlier the doors of the garbage room were kept locked. But nowadays they are left open and the strays come and displace the garbage everywhere.

Many residents park their car in the basement and it is here around each corner where a dump of waste can be seen, she added.

Note: No resident of the society wished to be named because according to them the maintenance head and his staff misbehave with them.

Relief for pedestrians! Foot Over Bridge at Mohan Nagar

Crossing the road at Mohan Nagar is no child's play for people as it is one of the busiest roads of Ghaziabad. Considering the threats caused by heavy vehicluar movement on the road, GDA is aiming to turn this tedious task into a cakewalk, especially for the residents living in the highrises, by constructing a FOB in the area.

The FOB will connect Parsvnath Paradise, a housing society in Mohan Nagar directly to World Square Mall. This bridge will be the first in Ghaziabad to be equipped with elevators on both the sides. It will connect to an existing FOB built at Madan Mohan Malviya Marg.

Built at a cost of Rs. 20 lakh, the FOB would be 150 meters long. Its construction was started in June and is expected to finish by September. Talking about the development of FOB, engineers of GDA said, “All the eight pillars have been raised. The steel parts to be installed in the FOB including the escalators are being furnished in a workshop. Once the fabrication of steel parts is done, we will fit them on the pillars.”

The new FOB will help the pedestrians to walk safely between the roads at Mohan Nagar square. It will also enable the residents to reach Mohan Nagar Metro Station without any trouble.

The Mohan Nagar Road has a giant square which serves as a junction to private and public vehicles travelling between Delhi, Meerut and interiors of Ghaziabad city. While Mohan Nagar Road connects North East Delhi to Ghaziabad and Meerut, Madan Mohan Malviya Marg, which falls perpendicular to Mohan Nagar Road, connects the area to Vasundhara, Vaishali and Anand Vihar in Delhi. This square is one of the busiest routes and vehicular traffic constantly runs here. It is also a bypass road taken by heavy transport vehicles during the night.

Besides, the square has many public amenities in its vicinity. It has a shopping mall and Mohan Nagar Metro Station which are just 100 meters away from each other on Mohan Nagar Road while at Madan Mohan Malviya Marg one can find buses and autorickshaws standing.

The presence of these amenities and an interlinking route between two cities lead to huge traffic in this area. It is very difficult for the pedestrians to cross the road. At times pedestrians have also hurt themselves while crossing the road. The new FOB will prevent all these problem and enable the residents to walk safely.

Apart, it will also make it easy for residents living in different colonies at Madan Mohan Malviya Marg to catch metro from Mohan Nagar Metro Station. Currently, residents are forced to catch metro from Arthala Metro Station.

“It’s risky to walk till Mohan Nagar Metro Station. We find it more convenient to catch metro from Arthala than Mohan Nagar Metro as the cut to reach mall is built half a kilometer away from the square. Boarding metro from Mohan Nagar is a highly complex task as we have to first take a U-turn, face heavy traffic and then reach the station. Once this FOB is open, I will prefer to board metro from Mohan Nagar than Arthala,” said Aditya Raj, a resident of Parsvnath Paradise.

Raj Nagar Extn: After months of complaints, Charms Castle to get repaired road

Months of struggle and stress seems to come to an end as the Charms Castle, a high-rise in Raj Nagar Extension, developer is likely to repair the dilapidated road which was annoying the society residents. The developer of the high-rise has started to fill the portion of the dilapidated road.

For the last three months, the stretch of road just in front of the main gate of the society was in a dilapidated state. The school going children were facing a hard time in catching the morning school bus as right in front of the main gate, large potholes had appeared which used to get filled with water after rain. It became difficult for the children to wait for the bus on the main road. At times, the bus driver also refused to pick up the children from the main gate fearing damage to the bus from the potholes.

gate management system

How did the road's condition got worst? When asked from the residents, they blamed the builder for it.

The builder is developing a commercial complex on the road just across the high-rise. Due to the construction of the complex, heavy trucks carrying building material started plying multiple times daily on the road. The weight and frequency of the trucks made the road uneven and many potholes started to appeared on it, the residents claimed. “Whenever rain poured, the road turned into a huge swamp, told Deepak Bhardwaj, a resident of the society.

The residents later complained about the situation multiple times to the builder. When they did not find any response from him, they raised this matter to Ghaziabad Development Authority and Ghaziabad Municipal Corporation. “However, rather than resolving the issue, all of them passed the buck on each other,” said Bhuri Singh, a resident of the society.

On Wednesday, when CitySpidey published the prevailing situation on its website, the builder started reconstructing the dilapidated stretch.

While speaking to CitySpidey, Vinay Sisodia, AGM of the Charms Castle, said that due to heavy rains, the mud beneath the road had eroded which resulted in potholes on the portion. "Currently, we have filled the stretch with mud and levelled it. The concretization of the stretch has now started," he said.

Meanwhile, the residents expressed happiness after this latest development on the stretch. "Now we won't have to face trouble anymore," said Sunil Singh, a resident of the society.

Say no to plastic! Sector 137 residents come out with innovative initiative

To minimise the usage of plastic, residents of Sector 137, a densely populated area in Noida, recently launched Bartan Bank, an initiative to share crockery with all for community events and individual marriage party. The bank has been set up at Supertech Ecociti, a high rise residential society in Sector 137. The service is available to all without any charge.

An ex-air force officer Cdr Raj Kumar, who is also a resident of Supertech Eco Citi, said, "We are aiming to reduce the excessive usage of plastic through this initiative. People from across the city of Noida may contact us for availing the services of Bartan Bank. They can avail these services free of cost for any community event or individual marriage party.”

noida news

Further, he said that the use of plastic in day to day lives of people for social, religious, community functions and private celebrations is increasing. It is used more during religious events. When there is any religious event, water and Prasad are served in plastic glasses and plates. People throw them after use, which makes the surrounding unhygienic.

Cdr Kumar said, "It is our responsibility to avoid the usage of plastic by creating awareness among people. Providing them with alternate solutions like Bartan Bank will help in minimising its usage." ''The bank has been created on the voluntary contribution by individual residents. They also donated steel spoons and glasses to the Bartan Bank'' he informed. gate management system

Noida: 3 minors, woman rescued from lift after 40mins in Sethi Max Royal Society

On Monday evening three minors and a woman got into an elevator of Sethi Max Royal Society, a residential highrise in sector 76, Noida, and headed upwards towards the 19th floor of tower D.

They almost made it.

Around the 16th floor, the elevator suddenly stopped. Panic gripped children and the woman started screaming for help. Moments later one of the children, who was accompanied with two cousins, called his father, Prabhajan Mishra, and informed him about the incident.

After sharing message over society WhatsApp group, Mishra finally received help from a fellow resident, Govind Sharma. The two tried to open the elevator's gate with a key, but its lock was jammed.

Meanwhile, Mishra kept on trying to get in touch with the maintenance department and the estate manager. During this period, he even tried the liftman's number which was mentioned inside the elevator. But no luck there also. On the other hand, Sharma got in touch with an employee with the maintenance department, Dinesh, who sent some men to help the residents in the evacuation process.

After 40 minutes the four people were evacuated. By that time, all four were traumatised.

When CitySpidey approached Mishra he said that such incidents are frequent. "It is frequent, the elevator gets out of order every now and then," said Mishra, adding, "There are two lifts in the tower and one of them never functions."

Speaking about the maintainance of the elevators, Sharma said that the AMC of the elevators is with KONE, and they are not maintaing them. "I was present at home, and so was kid's father, what would have had happen if no one was around?" asked Sharma.

When the Dinesh was asked about the incident, he said, "The evacuation was done around 10 minutes." Whereas, Society's Administration Manager, Qureshi, denied all claims made by the residents.

After the incident, Mishra, and Sharma wrote a letter to the builder and shared the incident on social media respectively. In the letter addressed to the developer and the Noida Authority, Mishra explained issues being faced by residents and demanded firm action.
