Cosmos AOA in Crossings all set to take the handover from the builder



The residents of Cosmos Golden Heights in Crossings Republik have finally something to cheer. After years of struggle, the society AOA is all set to take over the maintenance from the builder, Cosmos Group.

The builder, after much delay, has now agreed to hand over the maintenance and operation of the society.

Earlier, in a meeting with the AOA, in the presence of city magistrate, the builder had agreed to handover the maintenance by March 2018, but had failed to do so. The AOA has been following up the matter with the authorities rigorously.

The AOA was first elected in 2015 and since then they have been asking for a complete handover.

SP Gupta, AOA president, said drafting of the agreement is in process. “Once it’s done, we will send it to the builder. We have already started collecting payment for quarterly maintenance of the society. So far, we have collected over 100 cheques,” he said.

Even while celebrating their victory, AOA and residents of Cosmos are well aware that their struggle is not over yet.

Gupta alleged that the builder has not delivered all the facilities promised to the homebuyers. A lot of work has been left incomplete and the builder has used inferior quality infrastructure material in the buildings, he said.

“It’s a long list—non-cemented basement floor, non-painted walls, no provision of second backup generator, fencing of the society’s perimeter not finished,” lamented Gupta.

Apart from this, the society is looking at huge maintenance task ahead, like re-painting of the outer façade. “We are in negotiations with the builder to receive interest-free maintenance security (IFMS) fund as soon as possible,” he said. 

AOA secretary Nitin Saxena said the association will continue to pursue the builder for the IFMS amount. We need it, as all these tasks can’t be completed from the maintenance fund,” he said.

The AOA is also thinking of changing the maintenance staff of the society. Currently, the maintenance is managed by Superior Realcon Pvt Ltd, a subsidiary of Cosmos Group.
