DM of Gautam Budh Nagar orders FIR against JM Orchid builder


Residents of JM Orchid, a society in Sector 76, Noida, met BN Singh, district magistrate (DM) of Gautam Budh Nagar, yesterday to demand action against the builder for non-registry of flats.

According to them, they have cleared all dues with the builder almost three years back and even paid stamp duty and submitted stamp papers about 10-11 months back. But the builder was still not getting their flats registered. 

After hearing the residents out, the DM ordered the Stamp and Registration Department to lodge an FIR against the builder and take action against him.

Rakesh Chopra, a resident of JM Orchid, told City Spidey that he had given Rs 2,82,000 as stamp duty to the builder eight months back, along with stamp papers. But the registry of his flat was still pending. “I bought the flat in 2016, but whenever we ask the builder about flat registry, he puts the blame on Noida Authority, saying they were not carrying on registration now. But of course these are lies. The truth is that the builder has not cleared Noida Authority dues, which is why he is not being able to get the flats registered,” Chopra said.

SC Bhalla, another resident, said that there were about 100 flats out of the 618 in the society that needed to be registered. The others, residents say, have been registered. "We have given the DM all documents he needs to take strict action against the builder," he added.

SK Singh, deputy inspector general of the Stamp and Registration Department, Gautam Budh Nagar, told City Spidey that after the DM's instructions, they were sending a notice to the builder asking for an explanation for the delay in registry. "If the developer does not reply within seven days, we will lodge an FIR against him," he said. 

The Stamp and Registration Department has already lodged FIRs against 16 builders for allowing possession of flats in 24 housing projects without paying stamp duty to the government. The FIRs have been filed across police stations in Noida and Greater Noida.
