Acting on the complaint of Indirapuram Habitat Centre Shops Owners Association (IHCSOA), RERA court passed an interim order restricting the builder to sell or mortgage any property at Indirapuram Habitat Centre from July 3 onwards.
Hearing the complaint, the judge has ordered site visit of the mall by RERA officials. He asked the association to write separately to chairman of the UP RERA for getting approval for starting construction of Phase 2 and 3 of the mall. As well, the court ordered for a forensic audit of the site.

IHCSOA had approached RERA against the builder for allegedly committing various irregularities and fooling the buyers. The association said that IHC Pvt. Ltd (builder) sold shops, studio apartments, and commercial spaces under the schemes of assured returns through its various channel partners and property dealers.

“Unfortunately, the buyers have hardly got any returns from past one year,” association members claimed. The association said that they took the matter to RERA after director of the company, Pramod Goel, went in judicial custody leaving buyers and investors of IHC in a lurch.
Indirapuram Habitat Centre (IHC) is a mall situated in a posh locality of Indirapuram where residents of Indirapuram shop. IHCSOA is a registered body of shops owners operating at the mall.
On Wednesday, more than hundred affected members of IHCSOA went to RERA court for hearing of the case.
NK Singhal, Vice President of the Association said that he is pretty satisfied with the hearing and quite hopeful to get justice from the RERA court for all the members of the association.
“The buyers have invested their hard earned life savings to the tune of hundreds of crores of rupees,” stated Shikhar Kapoor, general secretary of the association.
District administration of Ghaziabad had sealed IHC in July 2018 over non payment of stamp duty amounting Rs 49 crore. However, 9 days after, its phase 1 was desealed as the builder deposited 2 crore and 2 lakhs to the revenue department. Its phase 2 and 3 are still sealed.
Built in 2.5 acres in Indirapuram, the entire project of IHC is left abandoned as its promoter is in jail since March 2019. Delhi police had arrested promoter of IHC in March on the complaints of allegedly defrauding a few investors in the mall.
