The Noida Authority today approved a much-awaited parking proposal for high-rise housing societies according to which every society in the city will now need to ensure that 10 percent of the total parking slots is reserved for visitors.
In its board meeting held today, the authority approved an amendment of the building bylaws of 2010, clearing the way for 10 percent reservation of the total parking slots for visitors.
As per the new amendment, the group housing developer will have to provide one parking space for every 50 sq m as compared to the current norm of one parking space for every 80 sq m of space bought by residents.
A senior Noida Authority official said, “The residents of high-rise societies of Noida have been for long demanding visitors’ parking on society premises. We had invited suggestions form the residents in March this year and after a lot of discussions it has been decided that from the total parking available, 10 per cent will be reserved for visitors.”
However, the authority did not make it clear whether the new amendment would be applicable to the existing high-rises. Calls to the authority to get a clarification on the issue went unanswered.
Meanwhile, the authority also took a decision on another demand of the residents allowing conversion of residential properties from leasehold to freehold. “The Noida Authority board has given an in-principal approval for the conversion of ownership of land in Noida from the existing leasehold model to freehold model. The proposal will now be sent to the state government,” said an official.
In Noida, plots or flats are sold on leasehold basis instead of freehold basis. In leasehold, a plot or a flat is owned by the buyers for 99 years. Also, the buyer has to pay a certain amount of lease rent for the property, whereas freehold property doesn’t have a concept of lease rent.
