GreNo police arrests man for beating Palm Olympia resident

Greater Noida police have arrested a person for allegedly beating one of the residents in Palm Olympia in Greater Noida West and creating a ruckus. An FIR was lodged at Bisrakh Police Station.

As per the FIR, on Thursday around 3 pm, Vikas Tyagi along with his associates entered the society and started fighting with Vikrant Kushwaha, a resident of the society.

Vikas Kushwaha, brother of Vikrant, lodged the FIR. He told the police that Vikas Tyagi, who is a resident of Mandoli in East Delhi, illegally entered the society. gate management system

“Tyagi came to the society on August 22 also. When I came to know about his visit in the society, I informed the police. But he ran away,” Vikas Kushwaha wrote in the FIR.

Kushwaha alleged that Tyagi followed him several times to take revenge for helping a girl whom Vikas Tyagi was blackmailing around 6 months back.

“He wanted to take revenge from me and my brother as I helped a girl whom he was blackmailing. Since then he tried several attempts to reach us for revenge. He had threaten me earlier that he will kill me. On Thursday, he had come with an intention to kill me,” Vikas Kushwaha said.

Police have arrested Vikas Tyagi, whereas his two associates escaped.

“An FIR has been registered in the case and Vikas Tyagi has been arrested. We are in the process of further investigation,” said Manoj Pathak, SHO Bisrakh police station.

Noida: Are high rise residents ready for multi point connection?

In a move intended to benefit lakhs of flat owners across Uttar Pradesh, the state government in July 2019 allowed individual power connections to those living in flats and multi-storeyed buildings. However, the implementation in high rises of Noida is going through multiple obstacles.

As per PVVNL guideline, for obtaining a multi-point connection a society must obtain the consent of least 51 per cent residents within a week. However, for the residents, it is proving to be a herculean task.

Pashchimanchal Vidyut Vitaran Nigam Limited, sent out 117 letters to developers as well as apartment owner associations (AOA) of respective societies informing them to get consent from the residents willing to have direct power supply connection from the corporation. However, the corporation has received a feeble response.

He further explained, ''Response from residents is as minimal as nil. Till date, no resident from any society has come forward with a proposal that he has obtained mandatory consent of 51 per cent from other residents and the pilot project for multipoint connection can be set up at his/her society. They are taking time to decide whether they want it or not.''

The residents said that though they are in a dire need of a new connection, however, the condition imposed by the state electricity regulatory commission is proving to be a major hindrance for the implementation of the multi-point connections in the city. They further explained that the new system is required so that they are saved from paying the high electricity bill raised by the developers.

Rajiva Singh, President of Noida Federation of Apartment Association for high rises said, “It is not a big task to get residents' consent from a society where few residents live, say, for example, 50-100 families. But it's a tedious task to get consent from the society where thousands of families are residing as its difficult to gather them together at a time.”

There are societies where developers and apartment owner associations are against the implementation of the multi-point connection. The reason behind the same is that when residents of these societies stop paying maintenance charges due to any reason, the developer or AOA uses the electricity payments, which the residents pay through pre-paid metres, for deduction of the maintenance.

The new connection will cause more financial burden on the consumers as they will be required to pay the supply infrastructure cost also. The cost of obtaining the new connection will vary from Rs 3000 to Rs 17000.

Singh said, “For acquiring a new connection, the residents will have to pay more. Therefore, due to this, they might not consider switching over to a multi-point connection from a single-point connection. Though the new connection may benefit them in the long run, they might not consider taking it due to the additional cost required to have a new direct connection from the corporation.''

Not only the residents, the corporation too is not showing any interest in implementing it considering the challenges it will have to face.

A Noida based journalist said, “If the multipoint connection is implemented successfully, more number of residents will show their interest in obtaining it. The corporation will also face a tough challenge to monitor the new connections considering less number of staff it has. Due to the reason, the corporation is not paying serious attention to implementing the new scheme.”

Dwarka: Community members observe Teachers' Day

Teachers Day was observed by the volunteers and children of 'Choti Si Khushi' NGO at Sector 3, Dwarka, on Thursday.

GreNo: Radicon Vedantam residents staged protest for basic facilities

The residents of Radicon Vedantam in Greater Noida held a peaceful protest outside their society's main gate against the developer alleging that they are not even being provided with basic facilities in spite of paying advance maintenance charge of two years.

The booking for the project had started in 2011 and after a long wait of nine years, some 110 homebuyers were given possession in February 2019.




The residential society is still under-construction and has only four occupied towers. The homebuyers were given no occupancy certificate (OC) or parking allotment papers.



While the advance taken as maintenance charge was billed at Rs 1.90 per square feet, however no housing or security facilities has been provided by the developer.

The basement which was water-logged for months and reeked of garbage was only cleaned by the management on Thursday after the protest. But, it is still not in a condition to be used.

During the sit-in protest, the homebuyers carried placards and boards with slogans like "Niwasiyo ki bas yahi pukhar, builder darshan do ek baar" (Residents only demand builder to visit once).

Noida: Encroachement on pavement irks Sector 121 residents

The residents and commuters of Noida's sector 121 area have constantly been complaining about the encroachment by three-wheeler, street-hawkers on the pavements and blockage in the sewage drain which have at times caused several issues for the passersby.

A particular service lane near Ajnara Homes 121, a high-rise in sector 121, has become an eyesore for the residents of the society.

Abhay Pandey, a resident of Homes 121, told our reporter that the street hawkers have encroached the pavement near the sewage which has become a dumping ground for these hawkers.

"One can see plastic, furniture and other things lying in the sewage which causes water-logging in the area when it rains as sewage is blocked", he said.

Abhay added, “And since the Dengue season is on its way, this sewage can be the major breeding ground for these disease if not cleaned on time.”

“Not just the residents, the commuters too face difficulty since all the auto-rickshaws have encroached the service lane and illegally park their vehicles,” he said.

Talking to our reporter, a commuter said, that the reeking around the area is such that one can easily make out that it is being used as urinating ground by the hawkers and drivers.

Noida residents bid adieu to Ganpati after 3-day long celebrations

People living in parts of Noida bid goodbye to Lord Ganesh with pomp and splendour on Wednesday.




Residents of Gaur Sportswood, a highrise in Sector 79, Noida, celebrated Ganesh Chaturthi with great enthusiasm. The three-day celebrations began on Monday, during which various cultural and other events were held. During the celebrations, people took actively part in the activities as well as in the 'Bhog' and the activities held throughout the event.

Indirapuram: FedAOA writes to UP CM demanding action against GDA officials

The Federation of Apartment Owners Association (FedAOA) has written a letter to the Uttar Pradesh chief minister demanding strict action against enforcement officials of Ghaziabad Development Authority (GDA) after it was discovered that some developers have illegally constructed 1,900 flats on single unit plots.

The GDA recently conducted a survey, under which it was found that nearly three times housing units have been constructed on single unit plots sanctioned by the authority in three residential sectors of Indirapuram. GDA compiled a list of housing units where it was discovered that private developers have constructed about 1,900 flats, beyond the permitted number. The list states that 1,070 units were sanctioned in the three residential pockets of Indirapuram, but the survey found 3,050 units. The GDA has prohibited registration of these housing units.

The federation said that prohibition is resulting in harassment of the homebuyers.  “At first, the authority should not have allowed the construction of these illegal units. Now when the units are sold, the authority wants to prohibit their registration. This will only harass the innocent homebuyers who have invested their life's savings on these flats. Many have also taken loans from banks. They all are stuck now,” said Alok Kumar, president of FedAOA.

Kumar alleged that this situation arose due to the negligence of the officers and corruption involved. “Homebuyers suffer due to corruption and lackadaisical attitude of such officials. First, they give permission for illegal construction and then take action only when the situation becomes unmanageable,” he added. apartment accounting software

Kumar demanded that action should be initiated against erring officials on whose radar such rampant violations were carried out. In the letter, Kumar demanded that the homebuyers who suffered because of the officials' carelessness should be compensated by getting wages of these officials. “The homebuyers should be compensated by getting wages of these officials. Moreover, their properties and assets should be seized,” added Kumar.

NBCC to fulfill Jaypee homebuyers wish to complete groups' unfinished units

In a relief to homebuyers, the state-owned National Building Construction Company (NBCC) has agreed to complete stalled Jaypee Infratech housing projects. In its submission to the Supreme Court on Thursday the real estate firm said, “It would submit a revised resolution plan to take over the unfinished units of debt-ridden Jaypee Infratech,” a person privy with the matter said.

The NBCC, however, has sought three weeks' time to submit the detailed revised resolution proposal to the court. On September 3, the apex court had sought NBCC’s response on whether it would submit a revised plan or not. A bench of justices AM Khanwilkaer and Dinesh Maheshwari hearing the matter asked NBCC to submit its proposal in a sealed envelope within three weeks.

Meanwhile, the NBCC has asked homebuyers to submit their recommendations regarding required developments and their concern in writing within one week.

Why NBCC demanded homebuyers’ recommendations? Because it had earlier told the court that it would not be liable to compensate farmers or to bear various extra expenses.

"The court had directed NBCC to ask for homebuyer's recommendations, as the NBCC would submit its detailed proposal along with its requirements. At the same time, the court also wants to know what homebuyers’ recommendations are. Homebuyers are financial creditors and hence, their recommendations would be required to bring more clarity, before the NBCC start construction works,” said the person aware of the matter.

On September 3, the Court had said, “In view of the suggestions made we would like to know from the NBCC whether it would be in a position to submit a revised plan to address the aspirations of various stakeholders. We will look into it but only after this (NBCC offer) option is exhausted. We will consider all aspects but too many offers will complicate the case. Although, the best way is winding up the company but many of you don't want any such steps to be taken. We think first let NBCC give its proposal.”

Meanwhile, the center told the court that there would be haircut to all stakeholders, including homebuyers in the proposals of NBCC. Further, it also mentioned that homebuyers may have to shell out some money to additional compensation or may have to pay early installments.

Noida: 5 societies in Sec 51 to install compost machine for wet waste disposal

Five different residential societies in Sector 51, Noida, have come out with a mechanised solution for wet waste disposal. The decision came after office bearers of these societies, RWAs and officials held a meeting on Wednesday at community centre of the sector.

Divulging the details about the meeting to CitySpidey, Sanjeev Kumar, General Secretary of RWA Sector 51, said that the office bearers of five societies in Block-A unanimously decided to install a compost machine of higher capacity for disposal of wet waste.

He said, ''To make the project cost effective, we are going to set up one compost machine with a capacity of 2000 ton which will be enough for wet waste disposal from all the five residential societies. By opting for one mechanised set up, the residents will be saved from paying salary to staff. It will also require less space.

He further said, “If all the societies had gone for a separate set up, they would have required 4-6 staffs for its operation. Furthermore, they would have required more space for setting up 5 compost machines. They have taken a wise decision by going for one compost machine.”

Societies which are going to install this mechanised set up include DPS, Kendri Vihar, Gateway, Parshwnath Residency and Shivkala.

Sector 51 has two residents welfare associations for different residential blocks and the five societies have their own residents body.

CONRWA writes to TRAI, seeks intervention on exploitation by DTH operators

The Confederation of NCR Residents Welfare Association (CONRWA) recently wrote to the Telecom Regulatory Authority of India (TRAI) and sought their intervention against exploitation by the DTH operators in the name of the service charges.

Talking to CitySpidey, PS Jain, President of CONRWA said, "The issue was a long pending one and was bought into consideration by the members in the federation's meeting".

 
In the letter, we have raised three issues namely, charging per visit  fee by the technician; non-replacement of instrument after a technical error; and lapse of recharge when the DTH is not in use, he added.

He said that when a customer calls DTH service provider, he is immediately told that a technician has been appointed to resolve the issue, while in reality, they can fix it from their server. Thereafter, on the technician's visit, he demands his visiting charges which are unnecessary.

Likewise, when the operator has a data as to when their service is being used, they can maintain the recharged balance when the DTH box is not in use or when there is no signal, he added.

Dwarka: Metro View Apartment to stage protest over mismanaged Dhalao at Sec 13

Residents Welfare Association (RWA) of Metro View Apartment Sector 13, Dwarka, is planning to stage a protest against mismanagement of a Dhalao (three-walled dump yard) located in front of their residential society.

The RWA alleged that the South Delhi Municipal Corporation (SDMC) has failed to maintain the Dhalao. In this regard, the RWA has written a letter to the SDMC officials as well as to the area Councillor and has asked them to take an action by September 7.

President of RWA, Vinod Rawat said, "We have given them (SDMC) time till September 7, if they do not act in the given period and manage the Dhalao, we will stage a protest at the same dump yard on September 8."

Rawat further said that without a complaint or a request from residents' end, the authority never cleans the Dhalao. He also raised his concern over the waste of other sectors being dumped at the dump yard, which results in the overflow of waste material. "SDMC trucks come and dump waste of other nearby sectors at this Dhalao," alleged Rawat adding, "We want this Dhalao to be used by Sector 13 residents only. That is the only solution."

As per the RWA, the dhalao needs a regular clearance. "The waste being dumped at the Dhalao is huge, as it is also used by residents of other nearby sectors. Therefore, one can see mounts of waste reaching the road. SDMC should take the matter seriously," said Joint Secretary of RWA, Jitendra Dogra.

Previously, the RWA raised the issue with the management via WhatsApp groups, where they had shared pictures and videos of the Dhalao. 

GreNo: Maintenance services resume in Gaur City 12th Avenue after DM's order

Greater Noida's Gaur City-2 12th Avenue Apartment Owners Association (AOA) on Wednesday approached the District Magistrate (DM) Gautam Buddh Nagar, BN Singh and Member of Parliament Mahesh Sharma, regarding the removal of society's maintenance, security and their forceful handover by the developer.

Earlier this week, the AOA alleged that the developer had forcefully handed over the incomplete society to them, which does not even have a completion certificate (CC). They further alleged that the developer has not given them any approved documents from Greater Noida Authority, nor has provided any clearance or No Objection Certificate (NOC) from the firefighting department, pollution control board, and groundwater usage body.

Bavita Jha, Vice President of the AOA, told CitySpidey that a complaint was submitted to the DM addressing the issues based on which he called the developer and asked him to resume the services and gave September 15 as the deadline for the handing over the documents to the AOA. The AOA is required to do verification in between.

"We have also requested that the meeting scheduled with the developer on September 7 should either take place in our society or Noida authority office to which the DM agreed and instructed the same to the developer over the phone call", she said.

Bavita added, "In spite of this, the developer wants to conduct the meeting in Bisrakh police station and is yet to give us the documents to initiate the process of handover though an email has been sent across from him to the residents that the handover will be given in the next seven days.”

The AOA as of now is planning to again write a letter to the DM seeking his intervention in order to get hold of the required documents like society's master plan, parking allocation plan, approved horticulture certificate and others.

On Wednesday evening, the members of AOA also met MP Mahesh Sharma and sought his support. "He was cordial and assured to help us and be present during the meeting scheduled with the builder on September 7,” Bavita added.

Informing our reporter, the residents said that the services were resumed by the developer after the call from DM's office on Wednesday.
